If you live in a terrace in Splott or Canton, or a semi in Heath or Whitchurch, your roof is physically joined to someone else's. Re-roofing means working along that line, often needing access from next door. Good preparation and a bit of courtesy make the job easier for everyone, and avoid disputes later.

Talk to your neighbours early

Tell them before the scaffold goes up. Explain roughly when we start, how long we expect to be there, and that there will be noise. Most people are perfectly happy once they know what is happening and who to contact. If their roof is in poor condition at the shared edge, say so kindly. It may be a good moment for them to consider their own work at the same time, which can make scaffold and lead details simpler for both houses.

What happens at the party wall

The wall between two houses usually rises above the roof as a parapet, or the two roofs butt against it. The junction is sealed with lead flashing that we renew, so water cannot track into either house. Where the ridge runs across both properties, we finish our side cleanly and make the join weathertight, leaving your neighbour's roof protected and untouched beyond that line.

Access, scaffold and safety

Scaffold on a terrace may need to run across a neighbour's frontage or be fixed to the shared wall. We ask permission, agree the layout and keep to it, and we never use their property without their say-so. Rear access can be tight in Cardiff's dense streets, so we plan deliveries and where materials are stored. Our crew keep paths clear and protect gardens and cars as far as possible.

When formal notice may be needed

Work on or affecting a shared wall can bring obligations towards the adjoining owner. It may need planning or Building Regulations checks — we advise before work starts, and we tell you whether a neighbour should be told in writing. We will not guess. If your situation looks complicated, a surveyor or solicitor can confirm the detail, and we will happily work to what they set out.

Keeping the job tidy and the peace

Dust, noise and falling debris are the usual complaints. We cover open sections each evening, clear the road and gutters daily, and keep disturbance to the shortest practical time. If something does go wrong, such as a slipped slate landing in a neighbour's garden, we deal with it straight away and tell you what happened rather than leaving you to hear it from next door.
