Patching a roof makes sense when one slate has slipped or one flashing has cracked. It stops making sense when the problems keep coming back in different places. On older Aberdare houses, that pattern is common. Here are the signs we look for, what you can safely check from inside and below, and when we say a repair is not worth the money.

Check from the ground first, never from the roof

Stand back across the street or lane and look along the slopes. Sagging lines, a dipping ridge, slipped or missing slates and patches of bright new-looking repair among dull old ones are all clues. Binoculars help. Do not climb up or lean a ladder on the slope. If something looks wrong, call us and we will survey it properly.

What the loft tells you

With a torch, look at the underside of the roof. Daylight where it should be dark means gaps. Dark staining on rafters, damp insulation or a musty smell point to water getting in over time. Soft, crumbling timber is a serious sign. A few isolated drips may be a repair, but widespread staining usually means the covering has reached the end.

Repeated repairs are the clearest signal

If you have called someone out more than once in a short period, each time for a different spot, the roof is telling you something. Old nails rust through across the whole slope, not just in one place. Many Aberdare houses built in the late 1800s still have their original fixings, and chasing one failure after another costs more than starting over.

When a repair is still the right answer

We do not push replacement when a repair will do. If the timbers are sound, the covering is mostly firm and the fault is one flashing, a cracked ridge or a blocked valley gutter, we say so and fix just that. The honest test is whether the rest of the roof will outlast the repair. If it will not, we tell you.

What a replacement survey includes

A proper replacement quote follows a survey of the timbers, the leadwork, the chimney and the drainage, not just the slates. We explain what is wrong, what we propose, and the options for the covering. You get a written scope you can compare with any other. Building Regulations or planning checks may be needed, and we advise before work starts.
