Roofs on the seafront and in the streets behind it work harder than most. They take wind, salt and driving rain through every season, and the wear shows up in patches before it shows up everywhere. Knowing which signs are minor and which mean a full replacement can save you paying for repairs on a roof that is already past it.
Signs you can spot from the ground
Stand on the pavement or in the garden and look at the roofline. Slipped, cracked or missing tiles, sagging ridges, lifting lead and rust-stained gutters are all worth noting. A roof that dips or ripples between rafters may have timber problems underneath. Use binoculars if it helps, but please never climb up or lean a ladder against the house to look closer.
What the loft can tell you
From the loft hatch, look for daylight where there should be none, damp patches on the timbers, stained or sagging underlay, and a musty smell. Wet insulation near the eaves is another warning. These signs often appear well before a ceiling stain does, particularly on older terraces and 1930s homes near the front. If you see any of them, make a note of where, and call us. Photos taken from the loft hatch help when we arrange a survey.
Repair or replace
A few slipped tiles on an otherwise sound roof can usually be repaired. When the repairs keep coming, the nails and battens have corroded, or the covering is crumbling, a new roof is the better answer. Repeated patching on a weathered seafront roof tends to cost more over time than doing it once, and each repair risks disturbing brittle tiles around it, so the job grows. We will tell you straight which applies.
- Repeated leaks in different places
- Tiles or slates that crumble, flake or keep slipping
- Rusted nails, clips or battens found in the loft
- Sagging roof lines or visibly rotten timber
After a storm or a hard winter
Porthcawl gales and cold snaps can reveal weaknesses quickly. Walk round after a stormy spell and check from the ground for debris, displaced tiles and loose gutters. If you find damage, tell your insurer and ask us to survey. We can often tell whether it is a one-off or a sign the whole roof is wearing out, and we will say so plainly.
Planning the work
Replacing a roof is easier to plan when it is not a crisis. Book a survey while the roof is still holding, so you have time to compare options and pick a sensible season. Some work may need planning or Building Regulations checks, and we advise before work starts. We cover Porthcawl, Nottage, Newton and nearby villages.
