A roof survey is the sensible first step before you commit to repairs or a new roof. It is meant to answer a simple question: is the roof still sound, patchable or due for replacement? For houses across Maesteg, Nantyffyllon, Pontycymmer and Blaengarw, we look at the whole roof system, not just the slates you can see from the pavement.
Before we arrive
We ask a few questions first: where you have noticed damp, whether leaks appear in strong wind or heavy rain, and what work has been done before. We also ask for access to the loft. It helps if you can clear a path to the hatch and tell us about any stored items we should move.
What we check from outside
We look at the roof from the ground, from the gutter line and, where it is safe and appropriate, with proper access equipment. We check the covering for slipped, cracked or missing pieces, the ridge and verges, the chimney and its flashings, and the fascias, soffits and guttering. On terraces we pay close attention to the junctions with neighbouring roofs.
- Slipped, cracked or missing slates and tiles.
- Ridge and verge condition and fixings.
- Flashings around chimneys and abutments.
- Gutters, downpipes, fascias and soffits.
What we check inside the loft
The loft often tells the real story. We look for daylight where there should be none, damp or stained timbers, rot at rafter ends, sagging, condensation and the state of the underlay. We also note insulation and ventilation, because blocked eaves cause problems that look like leaks. Never go onto the roof yourself to check; the loft is the safe place for you to look. If you spot a stain or a patch of daylight, note where it is and show us when we visit.
What you get back
You get a plain explanation of what we found, with photographs where useful, and a clear recommendation: leave it, repair specific faults or replace the roof. We separate urgent faults from things that can wait, and we explain why. If a repair is sensible we say so; we do not push a new roof if it is not needed. You can keep the notes and photographs to compare against any other opinion you ask for.
Deciding what to do next
After the survey you are under no pressure. Take time to think, ask questions and compare what you have been told. If you go ahead, we agree the scope in writing, including the covering, fixings, scaffolding and what happens with any timber repairs found once the roof is open. Some work may need planning or Building Regulations checks — we advise before work starts.
