There is a particular problem with checking a roof in Port Talbot, and especially on the seaward side of the town. The damage that matters most here frequently produces no visible sign whatsoever, because it is happening to the metal rather than to the covering.
A roof covering is held on with metal: nails, clips, screws, straps, and the fixings that hold lead and flashing in place. Salt-laden air accelerates the corrosion of all of it, and on the seaward side of Port Talbot — Sandfields, Aberavon and the streets behind the dunes — there is very little between those roofs and Swansea Bay.
Corrosion is slow, silent and completely invisible from the ground. There is no stage at which a nail looks half-corroded from the pavement. It simply means that when a storm comes, the fixings have less to give than the specification assumed.
Wind-blown sand does something separate and less well known. It abrades. Over years it scours the protective coating off guttering, fascia, rooflight frames and anything else with a finish on it, and it wears at mortar joints. A scoured surface then weathers considerably faster than the material was designed to.
So the honest position is this. You can establish that a Port Talbot roof HAS been damaged. You cannot establish from the ground that it has not been, because the most consequential deterioration here leaves no visual trace until the day it lets go. That is not a reason to worry; it is a reason not to treat “nothing looks wrong” as an answer.
Plenty, and it is all worth doing. Walk the perimeter first and look down before you look up.
Then look up, from as far back as the plot allows, at each elevation in turn. Sight along the ridge as you would along a plank: it should be dead straight and evenly spaced. Check the verges — the sloping edges at the gables — and the eaves, because wind gets under a roof at its edges rather than in the middle of a slope. Check that the chimney pots are upright and that the lead flashing sits flat against the brickwork rather than standing away from it.
Since the corrosion itself is invisible, it is worth knowing what its consequences look like. These are the tells.
That last one is worth a specific look. Lead itself copes well with marine air; its fixings and the mortar joints it is dressed into do not. Once wind gets under a lifted edge of flashing it works it like a flag, opening it a little further with each gust.
Sandfields was built through the 1950s for the growing steelworks, quickly and to a consistent specification, on low ground immediately behind the dunes. That means a large number of roofs sharing an age, a specification and roughly seventy years of the same weather.
The practical use of that is the same as anywhere built in one push: your neighbours are evidence. Walk to the end of the road. If several houses built with yours have had ridge, verge or fixing work in the last few years, your roof has had the same decades of the same salt air and the same wind.
Go in daylight, take a torch anyway, stay on the joists, and do not go at all if the ceiling below is bulging or dripping.
This is the reasonable follow-up to everything above, and it deserves a straight answer rather than an invitation to book something annually.
Inland, a roof in reasonable condition can go a long time without anybody looking at it. On an exposed coastal site the corrosion clock is running faster, and the useful interval is shorter — not because roofs here fail constantly, but because the failure mode gives no warning, so the only way to see it coming is to look.
In practice the sensible triggers are these: after any named storm; when material has come down twice in different places; when neighbours built at the same time start having ridge or fixing work; and when the guttering and fascia on the seaward elevation have visibly lost their finish, because that is a reasonable proxy for how hard that side of the house has been worked.
Otherwise, do not let anybody talk you into a schedule. An assessment when there is a reason for one is worth having; a standing appointment is worth having only to the person selling it.
On an exposed coastal roof, “nothing has come off” is not the same as “nothing has happened”. A storm can fatigue fixings that then fail weeks later in a much smaller wind, which is why a roof here can survive a named storm intact and lose tiles in an ordinary February gale.
