EPDM Rubber Roofing › Barry › Guide
A leak on a flat roof does not always mean a new roof. EPDM is a tough rubber membrane, and where the sheet is basically sound, a localised repair can be perfectly good. What matters is why the leak happened, what the deck beneath looks like and whether the membrane around the damage can take a patch. Here is how we work it out.
Where leaks on EPDM usually start
Leaks rarely come from the middle of a sheet. More often they start at edges, corners, upstands against a wall, round pipes and at outlets. Damage from a dropped tool, a fallen branch or someone walking on the roof can also puncture the rubber. Finding the entry point is the first step. On a terrace, the junction with the main house wall is a favourite spot for trouble.
When a patch or cure will work
If the membrane is sound, clean and still well bonded to the deck, a damaged section can be repaired with a patch or a cure suited to EPDM. The area is cleaned and prepared, and the repair is bonded in place. This is the sensible route for small, localised damage on a garage, porch or extension. Cleaning and preparing the surface properly is what makes a repair last, so we never rush it.
- Small punctures or cuts in sound rubber
- A lifted edge or corner that can be re-bonded
- A damaged upstand detail that can be reformed
- Local damage around a pipe or outlet
When the deck is the real problem
If the boards beneath are wet, soft or rotten, a patch will not last. Water that has been getting in for a while may have damaged the timber, and the roof will keep failing until the deck is put right. We check from inside and probe the deck where we can, then tell you what we find. Deck checks matter on Barry garages, which often stay damp from poor drainage.
When replacement makes more sense
If the membrane is split in several places, no longer bonded, or the roof has poor falls and standing water, repeated patching just delays the inevitable. On older Barry flat roofs with several previous coverings, a fresh EPDM sheet over a repaired deck may be the better course. We will say so plainly. Honest advice here saves you paying twice for the same roof.
What we do on a Barry visit
We look at the roof from the ground and inside, note drainage, edges and any moss or debris, and decide whether a repair is realistic. Please do not climb up to look for the damage; ask us for a proper look. If repair is sensible, we explain what it covers and what it does not. We write down what we found so you can see what the plan is.

Common Questions
Can a small hole in EPDM be fixed?
Usually yes, provided the membrane around it is sound and clean. A patch or cure bonds into the rubber and restores the covering locally. We also check why the hole appeared, in case something else on the roof is causing damage.
Is it worth repairing an older EPDM roof?
It depends on its overall condition. If the sheet is still bonded and the deck is sound, a repair is reasonable. If it is failing in many places, or the deck is damp, we will tell you honestly that a larger job is better value.
Do you repair other flat roofs in Barry?
Our focus here is EPDM, but we look at other flat roofs as well and give an honest opinion. Our Flat Roofing South Wales section covers wider flat roof work, and we can advise on what suits your roof.
