Fascias and soffits sit right at the edge of the roof where rain, wind and the odd blocked gutter hit them first. Paint flakes, the timber soaks and softens, and before long the boards sag, split or let birds and wasps into the roof space. Replacing them in good time costs far less trouble than waiting for a board to drop. Boards that look sound from the pavement are often soft behind the paint.

What the job involves

The gutters come down first, then the old fascia and soffit boards are taken off. That opens up the rafter feet and the wall plate, which we look at properly before anything goes back. If the timber behind the board is sound, the new boards go straight on. A fresh fascia is fixed to the rafter ends, new soffit boards go under it, and the guttering is refitted on top.

Checking what is behind the boards

Old fascias often hide the real damage. Rafter feet that have been wet for a long time can go soft, and a wall plate that has been damp can need attention. Fitting UPVC over rotten timber just hides the problem for a while. If we find decayed rafter ends we show you and explain the options, which may include cutting out and splicing in sound timber. Anything that affects the roof structure is raised with you before work carries on.

Ventilation in the soffit

A roof space needs air moving through it to stop condensation building up on the timbers and insulation. Vented soffit boards, or discreet vent strips, let air in at the eaves so it can flow up and out through the ridge or other vents. We fit ventilated soffit where the roof needs it and make sure loft insulation has not been pushed into the eaves, which would block the airflow the vents are there to provide. Without it, the loft can feel damp and smell musty.

Colours and finish

UPVC comes in white as standard, with black, grey and wood-effect finishes available for homes where white would look out of place. The right choice depends on the windows, doors and the look of the street, and white has the advantage of never needing repainting. Matching the gutters and downpipes to the boards makes the whole roof edge look like one piece, and we fix the bottom row of the roof covering so it overhangs into the gutter properly.

Guttering at the same time

Because the gutters have to come off to replace the fascia, this is the sensible time to renew them. Reusing old brackets and cracked lengths on a brand new board is a false saving, and any leaking joint soon starts to wet the new fascia. We fit new guttering and downpipes alongside the boards so they are lined up, fall correctly to the outlets and drain clear of the wall.

When timber repair makes more sense

UPVC is not the answer to everything. On a period house with decorative timber eaves, a listed or conservation-area property, or where only a short length of board has failed, repairing in timber can be the better choice. We will say so if we think that applies. We can also fit new boards while a roof is being re-covered, which saves scaffold costs and avoids disturbing the edge twice.
