EPDM Rubber Roofing Advice — Bridgend

How Is an EPDM Roof Laid on a Garage in Bridgend?

A garage roof is one of the simplest places to use EPDM. This guide goes through the job in order, from stripping the old covering to the final edge trim.

Garages on the Bridgend estates built from the interwar years onwards often have flat roofs that have seen better days. Cracked felt, ponding and leaks at the walls are common. Replacing it with EPDM is usually straightforward, and a garage is one of the easiest roofs to do well.

Stripping and inspecting the deck

We start by removing the old covering and looking at the boards or panels beneath. Any that are soft, rotten or loose are replaced. We also check how the roof falls toward the gutter and whether the outlets are clear. A sound, flat and dry deck is the foundation for the whole job. Garages near trees often have a layer of moss and leaf mould on top that hides how much damage there really is.

Preparing the surface and edges

The deck is swept and cleaned, and any rough edges or nails are dealt with so they cannot damage the membrane. Where a garage roof meets a house wall or a neighbouring garage, we prepare the upstand area carefully. Edge timbers are checked or replaced so the trim has something solid to fix to.

  • Deck swept clean and dry
  • Nails and rough edges removed
  • Falls to the gutter checked
  • Edge timbers checked or renewed

Laying and bonding the membrane

Most garage roofs can be covered by a single sheet. We unroll it, let it relax, then fold it back and apply adhesive to the deck and the underside of the sheet before pressing it down. We work from one side to the other so air is pushed out and the sheet sits flat without creases. Warm, dry conditions help the adhesive bond properly, which is why we pick our days for this stage.

Upstands, corners and trims

Where the roof meets a wall, the membrane is turned up as an upstand and sealed under a flashing. Corners are formed from shaped pieces rather than folded sheet, which is neater and holds up better. Edge trims go on last and shape the drip into the gutter, keeping water running where it should.

  • Upstands turned up neighbouring walls
  • Shaped corner pieces rather than folds
  • Flashing fitted over the top edge
  • Drip trim set to discharge into the gutter

Final checks and tidy-up

We walk the finished roof, check for puncture risks and make sure the outlets drain freely. All offcuts and old covering are removed from site. We tell you how to look after the roof, which mostly means keeping the gutters clear. Work like this may need Building Regulations checks if insulation is being added — we advise before work starts. If anything looks unsound, we show you before we close the job.

Common Questions

How long does an EPDM garage roof take to lay?

A typical garage roof is a fairly quick job in dry weather, once the deck is ready. The exact time depends on the size, the amount of deck repair needed and the access. We give you a realistic idea after seeing the roof.

Do you lay EPDM in the rain?

No. The deck and the membrane must be dry for the adhesive to bond properly. If the weather turns, we stop and cover the roof, then carry on when it is dry. Good timing matters more than speed.

What if my garage has asbestos cement sheets?

Older garages may have corrugated sheeting that could contain asbestos. We do not disturb suspect material. If we suspect it, we tell you and explain that testing and specialist removal come before any new covering is laid.
