EPDM Rubber Roofing › Swansea › Guide
Flat-roofed extensions are everywhere in Swansea, tacked on the back of Victorian terraces or added to 1930s semis for a kitchen or utility. The roof covering has a hard job, because it sits flat and takes rain, wind and sun. EPDM is a single-ply rubber membrane, and for many of these roofs it is a sound choice.
Fewer joints than felt
Most flat roof leaks start at a joint, a lap or a detail. EPDM comes in large sheets and is usually laid in one piece for an extension, so there are far fewer seams to fail. Felt systems rely on lapped layers and heat or bitumen to bond them, with more places for water to get in. Over time the joints open, the surface cracks and the repairs start to stack up.
That does not make felt wrong everywhere. It still has a place, but for a small to medium roof in a wet climate, fewer joints is a real advantage, and it is the main reason we often recommend rubber for an extension.
Laid in one sheet and bonded to the deck
The membrane is bonded to the deck with adhesive, which holds it flat and resists wind lift. That matters on exposed Swansea sites, for example on hillsides or towards Mumbles. A sheet cut to the size of the roof also means less work on site and a simple, clean finish. Rubber also stays flexible in cold weather, which suits a damp, frosty coastal climate.
- Single sheet where the size of the roof allows.
- Adhesive bond to a clean, dry deck.
- Fewer laps and seams than traditional felt.
Neat edges, upstands and corners
The quality of a rubber roof shows at the edges. Upstands against the house wall, corners and edge trims are done by hand, and done carefully, because those are the weak points on any flat roof. On a terrace extension where the roof meets a tall wall, a tidy upstand keeps rain out. We also form drips at the front edge so water leaves cleanly into the gutter and not down the face of the wall.
Where it suits and where it does not
EPDM suits extensions, garages, porches, dormer flats and small to medium flat roofs. It is not a repair for a rotten deck or poor drainage. The covering is only as good as what it sits on, so we look at the deck, the falls and the insulation first. Our Flat Roofing South Wales section covers other systems.
- Rear extensions and kitchen additions.
- Garage and outbuilding roofs of most sizes.
- Porches and small dormer flat tops.
Questions to ask before you agree
Ask what will be done with the old covering, how the deck will be checked, how water leaves the roof and how the edges are finished. A good answer is specific. A roofer who says only that rubber is better than felt has not told you much. We explain each step before we start.

Common Questions
Is EPDM better than felt for an extension roof?
For many extensions it is a good choice because there are fewer joints and the sheet is bonded in one piece. It still depends on the deck, falls and detailing, which matter as much as the material.
Can I walk on an EPDM roof?
Light access for maintenance is fine, but a flat roof is not a patio or storage space unless it has been designed for it. Heavy traffic can damage the membrane and the insulation below it.
Does the extension roof need insulation?
Often yes, and the detail matters. The insulation, deck and membrane have to work together, and a warm roof or cold roof needs different treatment. We look at what is there and explain what we would do.
