EPDM Rubber Roofing › Tonypandy › Guide
A leak on an EPDM roof does not always mean the whole membrane has to go. Because it is a single sheet of synthetic rubber, damage is often local, and local damage can be repaired. In Tonypandy, where flat roofs sit under steep slopes and collect debris, the cause is usually found at a detail rather than the middle of the sheet.
Where EPDM roofs usually fail
The sheet itself is durable, so leaks tend to start at the edges, upstands, corners, outlets or any penetration. A lifted edge or a torn corner is much more common than a failing field of membrane. On terrace extensions, the junction with the main house wall is often the weak point, where movement and water running down the high wall put strain on the detail. The roof is left tidy and all waste is taken away when we finish.
Damage that can be patched
A puncture from a fallen branch, a nick from a tool or a small split can often be repaired with a patch bonded to a clean, dry area of sound membrane. Lifted edges and failed corner details can often be refixed or re-formed with new trims and cured seams, provided the membrane around them is in good order.
- Small punctures and splits in sound membrane
- Lifted edges or trims that can be refixed
- Failed corner or upstand details
- Sealing around outlets and pipes
When repair is not the answer
If the deck beneath has rotted, a patch on top will not hold. Soft boards and standing water mean the problem is below the membrane, and the whole roof needs opening up. Widespread splitting, repeated leaks in several places or a membrane that has lost its bond across a large area also point towards replacement rather than yet another patch.
What we check before repairing
From inside we look for staining on the ceiling and signs of damp in the deck. Outside, we check the falls, the outlet and any ponding, and how the membrane meets the walls. Moss and leaf litter from the hillside can clog an outlet and turn a minor defect into a leak, so we clear it and look again before deciding what the repair should be.
What to do from your side
Look for stains on the ceiling or damp on the wall below the roof, and note when they appear. Do not go out onto the roof or try to seal it yourself. Call us for a proper look and we will tell you if a repair will hold. Our Flat Roofing South Wales section covers other options if the roof needs more than a repair.

Common Questions
Is it worth repairing an EPDM roof?
If the membrane is sound and the damage is local, usually yes. A patch or cure on a good sheet is a reasonable fix. If the deck has failed, repair will not last and we will say so.
Can I stick a patch on it myself?
We would not advise it. Working on a flat roof can be risky, and a patch on a dirty or wet surface will not bond. Please call us for a proper look instead. We explain what we find on the deck before any membrane is ordered.
How do you find where an EPDM roof is leaking?
We start with the details, as leaks usually occur at edges, corners, upstands and outlets. We check the ceiling inside, the falls and the junction with the wall before deciding on the repair. The roof is left tidy and all waste is taken away when we finish.
