A roof window that mists up between the panes is annoying, and wiping it makes no difference. In Cwmbran lofts, where many windows were put in during the conversions of past decades, the question is whether to replace the glazing or the whole unit. This guide sets out how to decide.
What misting actually means
Misting or condensation trapped between the two panes means the seal around the glazed unit has failed and moist air has got in. It is not a cleaning problem. The window may still keep the weather out, but it insulates less well and will not clear. It is quite different from condensation on the inside face, which is normally room humidity and ventilation. Left alone, the glass stays hazy and slowly gets worse, though the window may still keep rain out.
When re-glazing makes sense
If the frame is sound, the flashing is tight and the window is a type that still has a matching glazing unit available, replacing only the sealed unit can be a neat fix. It keeps the existing opening, flashing and lining untouched. It suits a relatively recent window in good order whose only fault is the glass. We check the model and make sure a matching unit can be had before suggesting it.
- The frame is solid, with no rot or warping
- The flashing and surrounding tiles are sound
- A matching glazing unit is available
- There are no leaks other than the misting
When the whole window should go
If the window is old, the frame is tired, the seals are perished or the model is no longer made, a new glazing unit may be money wasted. A fresh window and a fresh flashing kit give you a clean start. Many Cwmbran roof windows from earlier loft conversions are in this group, particularly where the old flashing was never matched to the concrete tile around it.
What to check before deciding
Look at the window from inside for stains, soft timber or water marks on the lining, and from the ground for slipped tiles around it. Do not go onto the roof. Because leaks near a window are often the flashing, the sealing or the roof covering rather than the glass, we check those first, so you do not replace glazing and still have a drip.
What we do and what we will tell you
We look at the window, the flashing and the tiles around it, then give you a straight answer on re-glazing against replacement. If a new window is needed we cover the matching flashing kit and the lining. If the opening was altered or the rafters touched, it may need planning or Building Regulations checks — we advise before work starts. You get the reasons as well as the recommendation.

Common Questions
Can I clear the misting myself?
No. The moisture is sealed between the panes, so wiping or cleaning does nothing. The only fixes are a new glazing unit or a new window. Please do not go on the roof to try.
Is a misted window letting water in?
Not necessarily. Misting means the glazing seal has failed, not that rain is getting in. But a window with misting and stains around the frame may also have a flashing fault, and we check both.
Is re-glazing less work than replacing the window?
Often it is the lighter job, but only if the frame and flashing are sound. If they are not, replacement is the better answer. We will tell you which applies after looking at the window.
