A drip beside a roof window in Pontypridd is easy to blame on the window, but the glass is rarely the cause. In a valley that gets plenty of wind-driven rain, the weak point is usually how the window meets the roof. This guide explains the usual causes and how we sort them out. Local conditions are used lightly, as every roof differs.
Flashing that has failed or does not fit
The flashing is the metal and sealing around the frame that carries water over and away. If the kit does not match the roof covering, or has been bent, lifted or poorly sealed, water can get in at the corners and sides. Windows fitted to slate with a kit meant for concrete tile are a common example, and the problem often shows only in heavy rain.
Seals and the frame
Seals around the sash and frame age and harden, and sealant at the joints can crack or shrink. Water then finds its way in around the edges of the opening, and may run along a rafter before it drips, which makes it hard to place. If the drips come at the top or bottom edge, the flashing detail is usually involved. We keep the explanation plain and tell you what we see on your own roof.
Is it condensation rather than a leak?
Damp inside a room at the window is often condensation. Warm air meets a cold surface and water runs down, especially in bedrooms and bathrooms in winter. A poorly insulated lining or missing vapour control layer makes it worse. Misting between the panes is different. It means the sealed glass unit has failed and the unit needs replacing. Ask for the reasoning in plain words, and expect a straight answer.
- Water on the frame in cold weather points to condensation
- Misting between the panes means a failed sealed unit
- Drips in heavy rain point to flashing or covering
- Stains that spread slowly suggest repeated small leaks
The roof covering around the window
Slipped, cracked or worn tiles and slates beside the window can let water in and make it look as if the window is leaking. Moss and blocked gutters above can also push water where it should not go. On older Pontypridd terraces, the covering around the opening is often as old as the house, so we check it carefully. We keep the explanation plain and tell you what we see on your own roof.
What to do next
Note when and where it drips, and whether it happens in rain, wind or cold weather. Take a photo from inside the room. Please do not go onto the roof or sealant over it yourself, as that can hide the cause. Call us for a proper look and we will check the flashing, seals, glass and covering in turn.

Common Questions
Does a leaking roof window need replacing?
Not usually. Most leaks come from the flashing, sealing or the roof covering around the window, and those can be put right. Replacement is for a failed sealed unit or a frame that is damaged beyond repair.
Why does my roof window mist up between the panes?
That means the sealed glass unit has failed and moisture has got between the panes. It will not clear up on its own, and the unit generally needs replacing. It is a different problem from a leak around the frame.
Can I seal around the window myself?
We advise against it. It means working at height, and extra sealant can trap water and hide the real cause. Please stick to checks from inside the room and the ground, and call us to look at it properly.
