VELUX Window Installers Advice — Porthcawl

Should a Misted Roof Window in Porthcawl Be Replaced or Re-Glazed?

Mist between the panes of a roof window is a failed sealed unit, not a leak. Whether you re-glaze or replace the whole window depends on the frame, the flashing and the age of the installation.

A roof window that has gone cloudy between the panes is common on houses that have had one for a long time, and Porthcawl's damp, salty air does not help. The choice is usually between a new glazed unit in the existing frame and a whole new window. Here is how we decide, and what to ask.

What misting actually means

Roof windows have a sealed double-glazed unit with gas or dry air between the panes. When the seal fails, damp air gets in and moisture condenses in the gap, so you see mist or droplets that you cannot wipe off. It is not a leak from the roof. It is the glass unit that has given up, not the flashing or the frame.

Telling misting from condensation

Condensation forms on the room side of the glass, and wipes off. It tends to happen in loft bedrooms and bathrooms where moist air meets a cold surface, and it usually points to poor ventilation or weak insulation around the frame. Misting sits between the panes and stays put. Checking which one you have saves paying to fix the wrong thing.

When a new glazed unit can be enough

If the frame is sound, the opening still works smoothly, the flashing is in good shape and the window is a model that glazed units are still made for, a replacement sealed unit can be a sensible fix. It avoids disturbing the roof covering. We check the frame, the seals and the surrounding tiles from inside and outside before saying so. We also look at the room itself, because a loft room with little ventilation will show mist and condensation on any glass you fit.

  • Frame sound, with no rot or warping
  • Opening and closing mechanism working properly
  • Flashing and roof covering around it still in good order
  • A matching glazed unit can actually be sourced

When replacing the whole window makes more sense

If the frame is tired, the flashing is old, the window leaks around the edges or the model is awkward to source parts for, a new window with a new flashing kit is the better answer. On older roofs in Nottage and Newton the original kit is often the weakest part. Replacing it at the same time avoids paying for the same access twice.

  • Rotten, swollen or warped frame timber
  • Flashing that is old, lifted or failing
  • Repeated condensation from poor insulation at the reveal
  • Window too small or awkward for the room

What we check on the day

We look at the glass, the frame, the seals and flashing, the lining inside the reveal and the roof covering around the opening. We explain the two options plainly, including that either one may need planning or Building Regulations checks, which we advise on before work starts, and then you choose what suits the room and the budget you have in mind.

Common Questions

Is a misted roof window leaking?

Not necessarily. Mist between the panes means the sealed unit has failed. A leak shows as drips, staining or damp lining around the frame. If you see those, the cause is flashing, sealing or the roof around the window.

Can I clean misting off the glass?

No. The moisture is inside the sealed unit, between the panes, so cleaning either side will not remove it. Only a new glazed unit or a new window will clear it for good.

Is it worth re-glazing an old window?

Sometimes. If the frame and flashing are sound it can be a good value fix. If the window is old and tired overall, a replacement is usually the better answer, and we will tell you which applies to yours.
