VELUX Window Installers Advice — Swansea

Can a Roof Window Be Added to an Existing Roof in Swansea?

In most cases yes, but it depends on the rafters, the covering and the space beneath. Here is what has to be checked before a roof window goes into an existing Swansea roof.

People often assume a roof window needs a full loft conversion. It does not. Many existing roofs in Swansea can take one, from slate-covered Victorian terraces to tiled 1930s semis. The question is whether your particular roof structure, covering and loft space suit the window you have in mind.

What we look at in the loft first

We start inside. The rafters decide a lot: their size, spacing and condition affect whether the opening can be formed. A roof window usually means cutting into one or more rafters and framing the opening with doubled timbers around it, and all of that is checked on site before it is agreed.

If the rafters are old, undersized or have been notched for earlier work, we say so, and we explain whether strengthening is needed before a window can safely be fitted. Strengthening is straightforward when it is planned from the start, and much harder to deal with once the roof is open.

The roof covering matters

A window is only as good as the flashing around it, and the flashing must match the covering. Slate roofs on older Brynmill and Uplands terraces need a slate kit, while the concrete and clay tiles of Sketty and Killay semis need a tile kit. We choose the right one so water sheds off the slope and not into the room. A kit made for the wrong covering is a common cause of leaks around windows that were fitted by someone else.

  • Flashing kit chosen for slate, plain tile or profiled tile.
  • Battens and felt cut back and made good around the opening.
  • Weather seal formed between the frame and the covering.

Headroom and where the window can go

Practical limits matter. A window needs to sit where it lights the room and gives a usable view, but also clear of chimneys, valleys and the main roof structure. Standing headroom under the window, and what is beneath it in the room below, often settles the exact position.

Finishing the inside

Once the window is in, the opening is finished with insulation, a vapour control layer and a lining. This stops cold bridging and condensation around the frame. In a damp coastal city like Swansea, poor detail here shows up fast as black mould on the reveals, so it is not a step to rush, and one we always explain before work starts.

  • Insulation fitted tight around the frame.
  • Vapour control layer sealed to the frame.
  • Splayed lining to spread light into the room.

Permissions and next steps

Adding a window to an existing roof may need planning or Building Regulations checks, and we advise before work starts. If you have a loft you would like to use, the next step is to let us look at it. We will say what is possible, what is not and what we would do, in plain terms and without pressure to go ahead.

Common Questions

Do I need a full loft conversion to add a roof window?

No. A roof window can be added to an existing loft for light or ventilation on its own. A loft converted into a bedroom is a larger job with its own requirements, which we can discuss.

Will cutting into my rafters weaken the roof?

Not if it is done properly. Rafters at the opening are trimmed and doubled up around the frame to carry the load. We check the timbers on site, and if they are poor we tell you before we start.

How long will the job disrupt my house?

It depends on the size of the opening and whether there is lining work inside. We keep the roof weathertight at the end of each working day and explain the plan so that you know what to expect.
