Dry Verge Systems › Bridgend › Guide
A lot of Bridgend homeowners assume a dry verge only comes with a full re-roof. It does not. Where the mortar along a gable has cracked or dropped out, we can often retrofit a dry system on the existing roof, but it depends on what we find underneath and on the tile type.
When retrofitting is possible
Retrofitting works best when the tiles at the edge are in decent shape and the battens and gable edge are still sound. If the roof is generally in good order and only the mortar has failed, we can usually take the old bedding off and fit the new units in its place. On the estates around Brackla and Coity this is a common request, since the original mortar verges are now showing their age.
What we look at first
We look at the verge from the ground and, where safe, close up. We note how much mortar has failed, whether the edge tiles are loose or cracked, and what the tile profile is. The profile matters because it decides whether standard dry verge units will fit. If the roof is a mixture of repairs from different decades, we check it carefully, as that is common on older Bridgend terraces. We write down what we see so you can compare it with the work proposed.
How the work is carried out
We remove loose and crumbling mortar, check the edge tiles and battens, and fit the verge units and tile-ends or caps with fixings suited to your roof. Everything is done following the tile maker's guidance. The gable edge is tidied and the work is cleared from the site as we go.
- Old mortar removed from the verge
- Edge tiles and battens checked and repaired
- Units fixed mechanically along the gable
- Tile-ends or caps fitted to finish the edge
When a retrofit is not the right answer
If the tiles are brittle, the battens have rotted, or the roof is failing across the whole slope, a dry verge alone will not hold. Fitting it to a worn-out roof only hides the problem for a while. In that case we tell you straight and talk through the options, which may include a re-roof. We would rather say so now than fit something that fails again after the next hard winter.
Planning your repair
Work on a verge is usually quick compared with a full re-roof, but weather matters because the roof edge is open while we work. We pick dry conditions and plan around access to the gable. Some work may need planning or Building Regulations checks — we advise before work starts. We also tell you plainly how long the edge will be open, so you can plan around it.

Common Questions
Can you fit a dry verge to only one gable?
Yes. If only one gable end has failed, we can renew that verge on its own. We would still look at the other edges while we are there, so you know whether they are likely to need attention in future.
Will my existing tiles work with a dry verge?
It depends on the tile profile. Many common concrete tiles suit standard units, but some older or unusual tiles do not. We check on site and tell you what will fit before you agree to any work.
Is retrofitting a dry verge a messy job?
There is some dust and debris when we remove the old mortar, but we collect it as we go and leave the area tidy. It is much less disruptive than a re-roof, and the gable is usually finished quickly.
