Peeling paint and dark staining
Timber boards that were painted long ago start to show flaking paint, dark streaks or bare patches. Staining under the gutter joints usually means water has been running down the board for some time. Look from across the street, where you can see the whole run. Pale paint on a dark board, or green growth along the lower edge, is a sign that water is sitting there rather than running away.
Soft, split or sagging boards
A fascia that has bowed away from the wall, or a soffit that droops in the middle, has usually soaked up water. Gaps and splits at the joints let more in, and the rot spreads. On Rhondda terraces you can sometimes see a sagging line along several houses, as the same age of timber fails at the same time. A bow in the gutter line often means the board behind it has given up.

Gutters that overflow or drip
If rain pours over the front of the gutter, or drips down the wall at the joints, the fall may have shifted because the board behind has dropped. Fixing the gutter alone will not last if the fascia is rotten. Stains and green marks running down the walls beneath the eaves are a giveaway. Hillside terraces here shed a lot of water in a heavy shower, so a failing gutter shows quickly.
Birds, insects and damp in the loft
Gaps in the soffit let birds and insects into the roof edge. If you hear scratching, find nests or see daylight at the eaves from the loft hatch, a board has gone. A loft that smells damp or shows dark patches on the timbers near the eaves can point to leaking boards or poor airflow. Please do not climb about in the loft or on the roof. Look from the hatch and call us.

When to call us
If two or three of these signs show up together, it is worth having the roofline looked at before the damage reaches the rafter ends. Replacing boards is a smaller job than repairing rotten roof timbers.
