Chimney Repairs South Wales › Bridgend › Guide
A brown stain or a patch of damp by the chimney breast is easy to blame on the wrong thing. On Bridgend houses it often comes from the stack above, though condensation and other causes can look the same. We work out which before suggesting any repair.
The usual suspects on the stack
Rain can get in through a cracked cap, loose pots, worn mortar or the junction where the stack meets the roof. Water then runs down the flue or the brickwork and appears on the breast. Gable stacks on the estates are exposed to driving rain, so staining on an outside wall is common.
Because water travels, the stain is rarely directly below the entry point, so we follow it back rather than guess. Older brick stacks on the terraces also soak up water slowly through tired mortar joints, so the patch can build gradually over a wet winter rather than appearing overnight.
Other causes that look the same
Not every patch is a roof problem. A disused flue with no ventilation can hold damp air, and salts in old brickwork draw moisture to the surface. Condensation on a cold breast in a bedroom can also leave marks, particularly through winter. Where an old fireplace has been blocked off, we also look at whether the flue is getting any air.
- Water through a cracked cap or open pot
- Failed seal where the stack meets the roof
- A sealed flue with no air movement
- Condensation on a cold outside wall
What we check from the ground and loft
We look at the stack from the ground, then go into the loft to see whether the brickwork there is wet or stained. Timbers near the stack can show a leak over time. If the cause is at the top, we arrange a proper look from scaffold.
We do not expect you to go up. A torch and a careful look at dry and wet timber tells us a good deal before anyone goes near the roof. Look in the room for the shape and edge of the stain, and tell us whether it grows after heavy rain, because that points strongly to water from above.
How it is repaired
Once the source is found, the repair might be new flaunching, a cap, a few rebuilt courses or a full rebuild. The damp wall then needs time to dry before you redecorate. We repair the stack and the roof side. Plastering and decorating inside are separate trades. Small repairs at the top are better made before the plaster and joists have been affected.
Why not just paint over it
Paint and stain blockers hide the mark but not the water. If the cause is still there, the patch returns and the damage underneath spreads. Fix the source first, then decorate. Fixing the source first also stops you redecorating twice, which is the common and avoidable mistake. A fresh coat over a wet wall will blister and peel within months.

Common Questions
Is a damp patch by the chimney always from the stack?
No. It often is, but condensation, an unventilated flue or salts in the brickwork can look the same. We look at the stack, the loft and the room to find the real cause before recommending a repair.
How soon should I get it looked at?
Sooner is better. Water getting in can rot timbers and spoil plaster over time. Please do not climb up to check. Call us and we will arrange a proper look at the stack.
Will the patch go away once the stack is fixed?
The water stops, but the wall needs time to dry. The stain may remain until it is sealed and redecorated. We deal with the stack and roof, and other trades handle the interior finish.
