Chimney Repairs South Wales › Penarth › Guide
A stack that leans, or that has a crack running through the brickwork, is telling you the structure has moved or failed. In Penarth, where villa stacks are tall, heavy and exposed, that matters. A stack that falls can take slates, gutters and more with it. It is best dealt with promptly.
Why stacks lean and crack
Common causes are old mortar that has perished, rainwater working into the joints, and movement where the stack meets the roof. Tall stacks with several flues are heavy at the top, so even a small loss of bond can start a lean.
On shared stacks, work that was done on one side only can also leave the other half unsupported or out of line. Weather exposure on this stretch of coast then makes a small defect worse every winter. We always look at both halves of a shared stack before deciding anything.
What we check before deciding
We start from the ground and loft, then inspect the stack closely from scaffold or a safe working position. We are looking at how far the lean goes, where the cracks run and whether the brick is still sound. The aim is to understand the cause, not only the symptom.
We also check the loft side, where the stack passes through the roof timbers, for damp, movement or weakened support around the chimney breast. Photographs taken during the inspection help us show you exactly what we found and why. Any damp or rot there tells us water has been getting in for some time.
- Direction and extent of the lean
- Whether cracks run through brick or only along joints
- Condition of the brick, not just the mortar
- Signs of damp around the chimney breast in the loft
How a rebuild is carried out
Scaffold goes up first so we can work safely and keep tools and debris off the roof. The unsafe section is carefully taken down, usually to a sound level below the damaged brickwork, and the good brick is cleaned and set aside for reuse.
The stack is then rebuilt course by course in matching brick and mortar, kept plumb, with the flashings, crown and pots refitted so the whole stack sheds water again. Taking it down in stages also lets us reuse as much good brick as possible and keep the look of the house.
When a repair is enough and when it is not
A single hairline crack in a sound stack can sometimes be repaired and kept under watch. A visible lean, brick that moves by hand, or cracks through several courses are rarely something to patch. We would rather say so plainly than sell you work the stack does not need.
We tell you honestly which side of that line your stack falls on, and we will not recommend a full rebuild if a smaller repair will do the job properly. Leaving a moving stack alone usually costs more in the end, because the damage spreads to the roof below.
Shared stacks, removal and what to ask
If your stack is shared, who pays and how it is split are for the owners to agree. We can speak to your neighbour about access. If you would rather reduce or remove the stack, we assess first, as support and Building Regulations checks may apply.
Ask for a written quotation covering scaffold, the extent of the rebuild, matching brick and clearing away, so you can compare like with like. Take your time over the quotation, and ask us anything that is unclear before agreeing to start. A clear quotation also makes it easier to agree things with a neighbour.

Common Questions
Is a leaning chimney stack dangerous?
It can be. A stack that has moved has lost some of its structural bond and may come down in strong wind. Keep clear of the area beneath it and call us so we can look at it properly.
Can you rebuild just the top of the stack?
Often yes. We take the stack down to sound brickwork and rebuild from there, which is usually the top few courses. If the damage goes lower, we explain why and what that means before we start.
Will the new stack match the old one?
We reuse sound original brick and match new brick as closely as we can, keeping the original shape and detailing. On period Penarth villas the appearance matters, so we agree the approach with you first.
