How Do You Rebuild a Leaning or Cracked Chimney Stack in Porthcawl?

A leaning or cracked stack should never be ignored. This guide covers why it happens on exposed coastal houses, what we check first, and the order of work in a proper rebuild.

A chimney that leans, or has a crack running through the brickwork, is not a job for guesswork. In Porthcawl, strong wind and years of salt attack are common causes. The repair depends on how far the damage runs, so the first step is always finding out what is really going on.

What causes a stack to lean or crack

On an exposed house, mortar on the windward side wears away until the bricks are barely held together. Wind then pushes the weaker side outwards and the stack gradually tilts. Cracks can also come from failed flashings letting water into the brickwork, from a rotted lintel, or from movement in the chimney breast below.

What we check from the ground and the loft

We look at the stack from the ground first, then inside the roof space. If you spot a lean, please keep clear of the area beneath it and do not go up to look. These are the things we check before deciding how much needs to come down.

  • Whether the lean is in the top few courses or the whole stack
  • Open cracks, bulging faces and loose bricks
  • Condition of the chimney breast and supports in the loft
  • Signs of water staining on timbers around the stack
  • Whether the pot and flaunching have shifted

How a rebuild is carried out

Scaffold goes up first so the work can be done from a stable platform. The stack is then taken down, course by course, to the point where the brickwork is sound and level. We rebuild upwards in matching brick or the best available match, keeping the original shape, then fit new flaunching and pots. Salvaged bricks are reused where they are good enough.

When a repair is enough

If the lean is slight and the brickwork underneath is sound, a partial rebuild of the top courses may be enough. Cracks that are only in the mortar can sometimes be repaired by repointing, which is covered on its own page. If the movement goes right down, a full rebuild or reduction is safer than patching. We tell you honestly which it is, and why.

Questions to ask any contractor

Ask how far down they plan to take the stack, what they will do about the flaunching and pots, and who deals with the scaffold. A clear written quotation should set all this out. Where the stack is shared with next door, who pays and what is agreed is for the owners to settle, though we speak to neighbours about access. Any removal or reduction means we assess support first and advise on Building Regulations or planning checks.

Common Questions

Is a leaning chimney dangerous?

It can be. A stack that has tilted may have lost the bond between its bricks, and a strong gust could bring pieces down. Keep clear of the area below it, do not climb up, and call us so it can be inspected and made safe.

Can a cracked chimney stack be repaired without rebuilding it?

Sometimes. Cracks confined to the mortar may only need repointing. Cracks through the bricks, or a stack that is moving, usually need the top section or the whole stack taking down and rebuilding. We look at it properly before deciding.

Will the rebuilt stack look the same as the old one?

We aim to match the existing style, height and brick as closely as we can, reusing sound bricks where possible. On older Porthcawl terraces that matters for the look of the street, and we discuss any differences with you first.
