Why Is There a Damp Patch by the Chimney Breast in Swansea?

A damp patch on or beside the chimney breast is common in Swansea's older houses. Here are the usual causes, what to check from inside, and when the stack is to blame.

Chimney Repairs South Wales › Swansea › Guide

A brown stain, peeling paint or a cold, damp patch on the chimney breast tends to appear after wet weather, which points at water coming in from above. It is not always the stack, but often is. This guide sets out the usual causes and how we find out which one you have, without you going near the roof.

Where the water usually comes from

Rain gets into a stack through worn flaunching, cracked pots, open joints in the top courses or a missing cap on an unused flue. It then runs down the brickwork inside the breast. The patch you see in the room can sit well below the actual entry point, which is why the stain alone does not tell you the cause.

In older Swansea houses the chimney breast is often solid brick covered in plaster, so moisture travels a long way before it shows. By the time a stain appears, the water may have been getting in for a good while, which is worth bearing in mind when you decide how soon to have it looked at.

Checks you can make from inside

Stay in the room or on a safe loft floor, and do not go onto the roof. Note when the patch gets worse: after rain, in a particular wind direction, or only in cold spells. A photograph with a note of the dates helps us work out where the water is getting in.

  • Does the patch grow after heavy rain?
  • Is there staining on the brick in the loft?
  • Is the unused fireplace open at the bottom?
  • Is the wall salty or powdery as it dries?

Other causes we rule out

Not every damp patch comes from the stack. Flashing where the stack meets the roof, slipped slates, condensation in a closed-up fireplace and plumbing can all cause similar marks. We check the stack and the roofline around it before deciding. Flashing has its own repair, so we mention it here and treat it separately.

What the repair involves

If the stack is the cause, we repair what is open: re-form the flaunching, replace cracked pots, rebuild loose top courses or fit a ventilated cap on an unused flue. Once the water stops, the breast dries slowly and the wall may need time before redecorating. We do not cover the stain and call it fixed. Where the damage is limited, a smaller repair at the top is often all it takes.

Old fireplaces and ventilation

Many Swansea terraces and 1930s semis have fireplaces that were blocked up. A sealed flue with no air movement holds moisture, and the breast can stay damp even after the stack is mended. A ventilated cap on top and a vent low down let it dry. Do not use a flue that has had a fault until it has been inspected.

Common Questions

Is a damp chimney breast always caused by the stack?

No. Flashing, slipped slates, condensation or plumbing can cause similar patches. We check the stack and roofline from a safe position and tell you where the water is coming in before suggesting any repair.

Will the damp patch dry out once the stack is repaired?

Usually, but slowly. The brick and plaster hold moisture, so allow time before redecorating. If the patch is salty or powdery, it may take longer. We can say what to expect once we have seen the wall.

Should I use the fireplace if it is damp?

Do not light or use a flue that has had a fault or damp problem until it has been inspected. Have the stack looked at first, and any stove or appliance should be fitted by a suitably qualified installer.
